Arthouse Residences by Aviaan — developed by Cledor and presented by Thrivestate Square — brings the first branded Arthouse residences to Dubai, in Meydan within Mohammed Bin Rashid City.

Two low-rise towers of five residential floors look out towards Downtown Dubai and the Burj Khalifa. Interiors are minimalist — a soft palette, natural textures and generous natural light — across one- and two-bedroom apartments, layouts with a study, and penthouses with private pools. Arthouse began as a boutique hotel on New York's Upper West Side more than a century ago; in Meydan it becomes the district's first hotel-branded residences — an exclusive collection of just 92 homes across the two towers.

Residents have an infinity pool with sun deck, a fitness centre, yoga deck and children's play area, with a concierge lobby, valet parking and service at the level of a five-star hotel. There are also indoor and outdoor lounges, a BBQ area and a connected park, with 24/7 security and à la carte hotel services.

Burj Khalifa and Downtown Dubai are around 10 minutes away, Dubai International Airport around 15, and Palm Jumeirah and Mall of the Emirates within 15 to 20. Meydan will also be served by the planned Dubai Metro Gold Line.

Current availability starts with one-bedroom apartments from AED 1.41M (around 615–721 sq ft), one-bedroom apartments with a study from AED 1.71M, and a 1,792 sq ft two-bedroom penthouse at AED 4.10M, all on a 30/70 payment plan. Handover is scheduled for Q2 2028.
